How to Sell Your Vacant Land
Many people own a piece of vacant land, but don’t know what to do with it. Vacant land is unoccupied property that is not currently being used. In contrast to raw land, vacant land may have utilities and off-site improvements, but neither types of land have any structures. The reasons for selling vacant land are many, but today’s economy has many people needing to sell their vacant land to generate income. Still others simply do not want the ongoing taxes and maintenance fees associated with holding onto a piece of vacant land and are just ready to sell.
When you want to sell your vacant land, you will want to know as much about the property as possible. This will make it easier to answer questions from potential buyers. There are aspects like the dimensions of the property, the zoning of the property and what amenities are available at the property that are bound to come up in any sale of vacant land. Without a clear understanding of the land use for your vacant lot, you are not likely to find a buyer quickly. If you are unable to take the time to gather information about your vacant land, you may be able to sell to an investor who will do the research on the property for you.
You can start gathering data before your sell your vacant land by visiting or contacting the county’s planning and zoning department and requesting a plot map. A plot map will contain information about easements, lot dimensions and the building area. Zoning is especially important as it may be commercial, residential, multi-family or agricultural. Additionally you should know what kinds of utilities are available on the property. Buyers will want to know if they are going to face a significant expense bringing in utilities like electricity, water and sewer. You can check with the utility provider to make this assessment.
It is a good idea when you want to sell your vacant land to have the property surveyed. It is only necessary however if the property lines are unclear. Make sure property corner posts are clearly marked and easy to see for prospective buyers. A survey can also help to show the grade of the land which is vital information to its development. Getting a survey is well worth the money for the information it provides and the visual markers on the property for showing.
Pricing your vacant land is one of the harder parts of when it comes time to sell. You can be assured that if your property is rather vertical, it isn’t going to price out as well as vacant land that is flat and level. To sell your vacant land at the right price, you are going to want to visit comparable properties to be sure that the lots are truly comparable. You can get this information on your own or visit a real estate office and request a market analysis.
A quick and easy way to sell your vacant land is to work with a real estate investor network. They will purchase your vacant land for cash and with fast hassle free closing. Investors will not however pay top dollar for your vacant land, but the cash offer will be fair and is often worth the lack of headaches when compared to selling your vacant land on the traditional real estate market.

Is Investing In Land For Everyone?
Many people enjoy the thought of living on a ranch, away from the city. The idea of owning lots of wide, open space or a cottage tucked in the woods has been passed down from generations when having second homes and vacation properties were common and enjoyed. Today’s land consumers are fewer and far between as money gets tight and more people are selling rather than buying, but the dream for land ownership lives on for many. When you think about it, our country was founded and flourished on the thought that people ought to own land. But how realistic is this goal?
Prior to buying that ranch out west or an empty lot in your neighborhood, weigh out the benefits and drawbacks of owning land. The greatest benefit to possessing land is that as the population keeps growing, land will become more and more precious. The simple supply and demand theory comes into play here and the price will always increase. Buying raw, undeveloped land itself (with no structures or improvements) births several advantages. Most especially if you’re considering a long-term investment. Land that hasn’t been cultivated will be less expensive than property that has existing structures like buildings, sewage, water or electricity. In many raw land purchases, buyers are able to buy the land and then save up the money to actually build at a later date.
One possible disadvantage to land ownership is that the property won't be generating any income and its value will be in appreciation only. Realistically you can expect it to take years for the value to increase adequately. So if you need or want a quick money maker, buying vacant land is not your best option. You should also have a geological survey performed before you buy to determine what, if any, restrictions there may be in building on the land. If the land is found to have unsuitable conditions, you could have a difficult time building yourself or selling it later. You want to check the zoning information as well too, because if it’s zoned for commercial use, any plans for residential use are gone.
Another positive to buying vacant land is that you won't be paying for maintenance and the taxes are going to be cheaper too. With no structure on the property there are no concerns in finding renters and worrying about meeting city regulations. If in the future you decide you don’t want to build, or can’t afford to you, can always sell the land. Keep in mind as with any real estate, the key to owning land is the location. If you’re going to invest in land, pick something that’s in a good location. To invest in land or not is only a decision that you can make. If you have money sitting aside that you're looking to make a solid investment for your future, vacant land could be a great investment for you.

Why Should You Buy Vacant Land?
While the housing part of the real estate market slowed down the past few years, the raw land part of real estate has not only maintained, but it has heated up. If you have thought about buying raw, vacant land now is the time. Many experts say that they haven’t seen this much movement in the market in years.
The question many are asking is why? What good is raw, vacant land when the economy is as tight as it is right now? With job losses at an all time high along with foreclosures, why on earth is vacant, raw land such an attraction? Why would anyone buy something such as vacant land that they can’t use today?
The questions above are the answers too. Because of the high unemployment rate, many people that have been sitting on vacant land and need to sell it quick. They are willing to sell it below market for a boost to their cash flow. This is a last ditch effort for many to get the cash they need to catch up their payments on their primary residence as well as their monthly bills.
Another reason land is selling as good is because there isn’t any more land being made. What we have today is all we are going to have. So those people with money in the bank and jobs going good today are looking for someplace to invest that money that is safe.
This is one reason the generation referred to as Baby Boomers are buying raw land. They have seen the economy as it is now and as it was in the 80’s when the stock market crashed. They want to put their money in something that won’t disappear and as we said, land is here to stay, its limited resource and there won’t be any more made.
There are people that want to buy a second home for either retirement or vacations and maybe don’t have the money to do so right now. So they are buying vacant lots with plans to build in the future. They can start getting things done little by little such as septic, electric and water as they can afford it. Then perhaps buy a travel trailer or mobile home to sit on it while they build behind it.
Real estate experts believe that farm values are going to rise at a rate of 6 percent to 10 percent over the next five years. It is also expect that the median U.S. home is going to increase by 1.2 percent by the end of 2010. The economy is weak, but it is expected to turn around. Those people that have lost their jobs and home and have struggled these last few years will become employed again. Many are going to look for ways to get themselves in better position for the future and put their money where it will be safe. Again, they aren’t making land anymore!
Some people are even considering timberland as an investment purchase. This land has beaten the stock market for as far back as data is available to track both. While stocks have increased each year by nearly 12%, the total return on timberland was almost at 14%. Timberland is not familiar with activities on the on the stock market.
So expect the demand for land to remain strong for the next few years over any other forms of real estate. Polls taken lately show that at least 73% of those asked and responded expect to purchase land within the next 12 months. So buy yours today before they run out of stock! Because we all know, they aren’t making it anymore!

Is Selling Your Land Beneficial?
You may have some vacant land sitting around that you can’t use. You may have inherited it or purchased it many years ago with plans to build. So know you’ve decided that you aren’t going to do anything with the land, so know what? You’ve thought about selling it, but are there any benefits to sell this land? Here we offer you some reasons to consider selling:
• You won’t have to pay property taxes any more! Even if you owe back taxes, negotiate the deal so that the buyer is responsible for them.
• If you purchased the land many years ago, there is a chance you may take a loss when you sell it. Don’t despair – this loss can be deducted on your income taxes.
• You’ll no longer have to pay for upkeep of the land such as monthly mowing or property owner association dues.
• If you are tight on cash and fluid on debts, by selling to a real estate investor, you can get the cash without paying realtor fees or commissions. Cash you can use to get your life back on track!
• Another upside to selling to a real estate investor, you won’t be going through a title company. They pay cash and want a quick closing so there are few if any delays. The deal is usually done within weeks.
• By selling to a real estate investor there is no haggling between realtors. You get the offer direct from the investor and make your own decision to accept the offer.
• With a real estate investor the paper work is minimal and the hassles are few. They will do the footwork. All your part is accepting the offer, signing the deed and taking the money!
Yes, times are hard and the economy is weak. However, there are real estate investors out there with cash and they are looking for raw and vacant land to buy. So why sit there on that parcel any longer than you have to? Why keep paying those taxes and upkeep? There are investors out there waiting for land like yours.
